Carowinds
This family-friendly theme park located in Charlotte, North Carolina boasts 13 roller coasters, 7 thrill rides, 11 family rides, 14 kid ride and a water park with 14 attractions! For one price, you get admission to the theme park and the water park. As you explore the park, be sure to keep an eye out for your favorite Peanuts characters walking around. On select nights in the fall, the Carowinds Theme Park transforms into the SCarowinds SCREAM Park! You truly have to experience it first hand...

Charlotte Hornets & Carolina Panthers
It’s not a city without professional sports! Luckily for you, Charlotte is home to the NFL’s Panthers and NBA’s Hornets. The Spectrum Center can hold upwards of 20,000 fans. Cheer on Kemba Walker and the boys as they compete for the city’s first NBA title. The Panthers plat at Bank of America Stadium and have been a very competitive team since the arrival of Cam Newton. They are off to another solid start this season and look to continue that throughout the season. The Panthers have one two NFC titles since 2013!

IKEA
Now don’t laugh. Not every city has an IKEA, so we are happy to say that Charlotte has everyone’s favorite furniture adventure destination! If you are unfamiliar with IKEA, let us fill you in. Once you walk into the building, you will notice a place for the kids to play. This supervised area is FREE of charge! You can enjoy your shopping experience while your children have a great time. It’s a win-win. Walk up the stairs and you will smell something delicious. It may be the Swedish meatballs, salmon or perhaps chocolate cake. Nobody likes to shop with an empty stomach, so grab a VERY affordable meal and make your way to the showroom. Enjoy walking room to room planning out how you wish to improve your living room or perhaps kitchen or even your child’s bedroom. Take your time and enjoy the ride!

Eat, Eat, Eat
There are sooo many delicious places to grab a bite to eat that it’s difficult to list all of our favorites, but we will list a few must-stop joints that you do not want to miss.

- Cabo Fish Taco - When Guy Fieri of Diners, Drive-Ins and Dives visits a restaurant, you need to take note. Guy visited this taqueria located in the heart of the North Davidson Art District, so we checked it out. Hands down the best tacos you will ever eat. When you are seated, you are greeted with freshly fried tortilla chips and a corn salsa that is complimentary. We recommend the Lemon Grilled Shrimp Tacos and t he BBQ Mahi Tacos, but anything you order is spectacular. Wash it all down with an ice cold beer or margarita for the perfect experience.

- Bar-B-Q King - Another DDD gem, Bar-B-Q King is close to the Charlotte Airport and be your first stop if you are flying in. You’ve never had fried chicken like this before! They take large pieces of crispy fried chicken and dunk it into their homemade barbecue sauce. Make sure you ask for extra napkins because you are sure to have a delicious mess on your hands. Complete your order with an extra large order of onion rings and you will be smiling for weeks.






Fun Things To Do In Myrtle Beach In The Fall

With the unofficial end of summer approaching on Labor Day and children going back to school, cooler days are upon us. You’ve probably also noticed pumpkin-flavored everything hitting the shelves at your local grocery stores. If you still live up north, the harsh reality of winter is setting in as it always does once football season arrives. So, why not shift your focus to your future retirement here in Myrtle Beach? As Grand Strand locals, we are here to provide you with a few things that we look forward to each and every year once the rush of summer has ended.

Less Crowded Restaurants
We love our tourists here in Myrtle Beach because they bring in large sums of money each and every summer, but we all breathe a sigh of relief once everyone is gone. Roads open up, less accidents occur and everything is less crowded. You know firsthand if you’ve tried to go to Broadway at the Beach during the June, July & August and ended up driving around for 35 minutes just searching for a parking spot! The influx of visitors hits our restaurants the most. Our average Friday night dinner spot that we usually roll into without any issues has had an hour or so wait over the past few months, we can now revisit whenever we wish. It’s the little things in life…

The Weather
Sure, the sun & sand is wonderful and a big reason why a lot of us move to Myrtle Beach, but fall here along the Grand Strand is spectacular. When you can step outside of your house and not immediately break into a sweat…that’s our happy place. The fall season brings the return of football, hockey, baseball playoffs and local high school sports. This is the perfect time of year to enjoy your favorite outdoor activities as well. Whether you enjoy kayaking, biking or just going for a run, the fall weather is prime for all 3.

Festivals
Nobody wants to walk around a festival with a corn dog in 100 degree weather. That’s why our festivals are held in the spring and the fall. In October, we’ve got the annual Little River ShrimpFest where local vendors show off their famous seafood dishes. There are also plenty of vendors selling arts and crafts, food and so much more. We also have the Loris Bog-off! This year is the 39th Annual festival and it never disappoints. Show up, grab a big ol’ plate of chicken bog and enjoy the day!






Myrtle Beach Grows In House Numbers; City Leaders Look Forward To Future

MYRTLE BEACH, SC (WMBF) - Construction is well underway throughout Myrtle Beach as the Grand Strand continues to dominate in East Coast population growth.

The city of Myrtle Beach recently issued 585 building permits for new single-family homes within the city limits. That number marks an increase of 200 homes over the previous fiscal year.

During the fiscal year, which ended June 30, 2018, city leaders said they issued 7,072 building permits with a total construction value of $311,396,599. Of that total, $210,370,305 was for new residential construction, while the remaining $125,320,375 was for commercial construction.

With the U.S. census data revealing Myrtle Beach ranked as the second-fastest growing metropolitan area in the country, city leaders said they don't expect that number to drop anytime soon.

The housing market is at a high right now, as construction continues to boom along the Grand Strand. Carol Coleman, planning director for the city of Myrtle Beach, said most of the new construction within the city is happening in and around The Market Common area and also the Grand Dunes.

Local realtors said they've sold more in the past two weeks than in the past two months and lately, more of their clients are opting to wait and buy new. They noted that just within the city of Myrtle Beach, a little over 5,000 homes and condos have been sold so far this year.

Coleman said there are many reasons that people continue to be drawn to the area.

“It’s a very pleasant place to live, No. 1. I think a lot of parts of the country have found out that the southern states, it’s a slower, calmer way of life. It’s less expensive by comparison. We have much lower taxes than they do in the northeast. So, property taxes are lower, that’s very attractive, especially to people that are retiring,” Coleman said. “You have higher land values up there, so they can sell their homes that they’ve been in for years that they’ve made investments in years ago, and they’re going to realize a big profit when they sell at the current value and they get a lot more for their money here.”

With growth, of course, there's also challenges such as traffic, what services are needed and public safety. Still, city leaders said they're prepared to welcome the growing population.

As for the businesses in Myrtle Beach, Coleman looks forward to attracting more familiar names to the area.

“I’d like to see what comes with the rooftops. That’s what the economic development people say, and there are a lot of businesses that wouldn’t look at this area because of our population numbers. But as we grow, they start coming in. I know a lot of people are excited about Topgolf. So, I think you know also, you’ve got a brand name association with Grand Dunes, with Dell Web. So, I think you’re going to see more and more businesses that people have been hoping to have here coming to the area, coming to the region, so that’s kind of exciting to me,” Coleman said.

She added she’d love to see the front area of The Market Common, often referred to as the "Old Campground,” transformed, but not into a residential area. Although nothing is set in stone, she hopes for a regional park for that space.

A day without wearing his work belt is nearly unimaginable to Tom Suriano. “I am a hands-on builder,” he said. He has been building full time since high school graduation, beginning the journey with framing and masonry. Tom said, “It just turned into my passion.”

In the intervening thirty years, he has established Suriano Homes and compiled an impressive portfolio of custom homes that he has built in his native New Jersey, along the Grand Strand, and recently into Brunswick County, North Carolina. Suriano Homes is a featured builder in the Waterbridge and Waterway Palms Plantation communities within the thriving Carolina Forest area. His wife Paula has been in real estate for nearly 20 years, and besides being a talented design consultant and coordinator to Suriano Homes’ clients, she oversees the financial side of the business. They combine their distinctive strengths to serve their clients in a thoughtful and rewarding manner.

Besides Tom’s on-the-job presence, there are other distinguishing elements in the construction of a Suriano home. Tom uses Douglas fir instead of pine studs. He prefers it because it is stronger and straighter. Though more expensive than pine, he passes savings on through volume ordering. He added, “All my sheetrock is glued and screwed [as opposed to nailed]. The entire house is 12- gauge wire, and we do the Taexx® built-in pest control system exclusively through Home Team Pest Defense. I also install a centrally located Wi-Fi box.” Other materials that are standard to Suriano Homes, often considered an upgrade, include Pella or PGT windows, Typar house wrap and synthetic roofing felt that offers more durability and protection. A minimum 3000 commercial concrete mix adds strength and crack resistance over the typical residential-commercial mix. A good quality Sherwin-Williams paint primer is also used. Building codes require Energy Star ratings, but Tom boosts the code by using R38 insulation instead of the minimum R30. Tankless water heaters are the norm, and Tom offers the option of a gas furnace that will automatically kick in when the heat pump cannot keep pace with frigid weather.

Suriano Homes has an in-house CAD designer for creating or modifying floorplans. Many buyers come in with plans and clear ideas. “This [Waterbridge] is an upscale community and most of my clients want this type of package,” Tom said, referring to their model home. To make it easier for people to compare builders and keep track of their notes, Tom created a buyer checklist that breaks down exterior and interior structures, materials and options, “So they can compare apples to apples.” Of the homeowners Building Industry Synergy spoke with, all of them had done their due diligence, including builder interviews, before deciding on Suriano Homes.

Common themes emerged among them about Suriano Homes: accommodation; communication; quality and value. Elise and Michael Zebrowski recently moved into their Waterbridge home. Tom Suriano was the last builder they interviewed, and as Michael said, “It was meant to be.” Turned out they were all from the same hometown and went to the same high school though they had not been in touch for decades. After their meeting, Tom came back with a plan and Elise recalled, “It had everything we said, so we felt he really listened to us.” Elise added that she has a hard time visualizing things and Tom was very good at helping her visualize an outcome. Michael has been in construction and engineering for nearly 30 years on large-scale projects. He was an Engineering and Facilities manager of a 6.2 million square foot hotel/casino – so building a 2,700 square foot home was not that daunting to him. Michael said, “I have to tell you what a pleasurable experience it was working with Tom and Paula and their staff. They were very receptive to our needs and desire to achieve the house we wanted. It was always about what we wanted.” One of the things they wanted was a stone hood on the range. Another architectural feature was a squared off turret off the front corner house, which is where the master bath shower is located. The Zebrowskis love their new house.....

Floor Plan Design Process

The idea of coming up with a floor plan can be very scary for almost all the clients we work with. But it really doesn’t have to be. Suriano Homes has a thorough system that we operate by that ensures quality delivery for each of our client’s dream home design. The process is quite simple. Lot selection, and by that, we have to remember to make the lot selection appropriate. If we want a wide house on a narrow lot, that is a dream nobody can fulfill. So, keeping in mind the basic “look” you are going for, then selecting a lot that will allow for that dream to fit. If you are uncertain, you should definitely us up front first. Better to consult than to settle for second best. Who wants to regret a land purchase before you break ground?

Once we have all of that out of the way, we get to the fun part. We sit down with Tom, our very experienced builder. He listens as you share everything that you desire. He will talk budget, architectural review codes (if necessary), advantages of building up or out, and all the nuances you WILL NOT BE THINKING ABOUT. Tom will then hand the “Dream” off to one of our qualified C.A.D. designers. A floor plan is made!

But that is not all. Almost 100% of the time, changes must be made. So don’t panic, expect it! In our follow up meeting, we will rework entryways, window placement, outlet placement, tweak porch dimensions, etc. After resubmitting the ideas, our CAD design team will make the changes real time so you can see how you like or dislike the suggestions.

Now we are ready to roll! Don’t panic if the design is not finished in two or three meetings. It is ok. We are a team dedicated to getting it right with you. Suriano Homes knows that designing a custom home takes some patience, especially in the beginning phases of the design/build process.
